Corpus Christi Buyers May Have More Opportunity After a Slower Housing Market

After several years of shifting market conditions, Corpus Christi homebuyers may finally have something they have not had much of in recent years: more breathing room.

The local housing market moved quickly during the peak years of 2020 and 2021, when buyer demand was strong and homes often sold faster. In 2021, the Corpus Christi area saw approximately 7,222 homes sold. Since then, sales activity has cooled. By 2024, annual home sales had dropped to about 5,022, before showing a modest rebound in 2025 with approximately 5,276 homes sold.

Through the end of June 2026, approximately 2,481 homes had been sold year-to-date in the Corpus Christi area. If that pace continues through the rest of the year, 2026 would project to about 4,962 total home sales.

That means the market is still moving, but it is not moving at the same pace buyers saw during the hottest years. For prepared buyers, that can create opportunity.

The projected 2026 number is based on the first six months of the year, using 2,481 sales through June and annualizing that pace.

While 2025 showed a slight increase over 2024, the overall trend still shows a market that has cooled significantly from the peak. That can matter for buyers who felt priced out, rushed, or overwhelmed during the faster market.

A Buyer-Friendly Market Gives You Time to Think
